The fact that a work is unpublished shall not itself bar a finding of fair use if such finding is made upon consideration of all the above factors.[2]" I believe you fall under the "non-profit" and (stretching it) "educational" sections. As long as you don't charge for the paper, you are fine. It is however considered good manners to obtain permission from the copyright holder, even though you are legally allowed to do this.
